Bonaire closing costs are largely fixed by law and by notary tariff, so a good estimate is easy to reach before you make an offer.
Transfer tax / ABB
An existing home is taxed 5% of market value (transfer tax); a new build carries 8% ABB instead. Movable inventory is excluded.
Notary fees
The civil-law notary draws up the deed of conveyance. On top of the base fee come an 8.5% office charge, 6% ABB, and a per-person data check.
Land registry
Registration in the public register (Kadaster) is $374.50 for the first tranche, then $5.85 per $1,000 above it, capped at $2,497.
Mortgage costs
Financing adds a second notarial mortgage deed and its own land-registry registration — only when you buy with a mortgage.
